Fixing Water Damage and Upgrading Aesthetics

Before

The old surface was leaking at the post areas, the flashing on the fascia was improperly installed, and water was getting in underneath the sill plate. These issues were causing significant damage to the structure and needed to be addressed promptly to prevent further deterioration.

During

We began with a partial tear down, removing all of the siding while saving the areas that were not rotten. We then reframed all of the rotten structure, levelled and sloped the top surface to eliminate any standing water, and installed aluminum handrail posts. Commercial roofers took great care with their work to keep water intrusion from happening in all areas, torching down the rest of the surface and covering the work with a flat material to finish off the waterproof surface.

After

We put the siding and fascia back up with proper flashing, and carefully caulked any suspected areas where water could enter. The stairs were re-built from scratch with composite decking and aluminum hand railing with pickets. Finally, we put down deck tiles for a nice walkable surface on top, then finished it off with glass panels and aluminum handrail to enhance their view and upgrade the appearance. The result is a beautiful, functional, and most importantly, water-tight structure that will serve the owners well for years to come.
